Car parking charges in apartments are governed by RERA 2016 rules, which state that builders cannot sell open or stilt parking spots, while covered lockable garages can cost ₹2 Lakh to ₹5 Lakh. The Supreme Court has ruled that open ground and stilt areas are shared common spaces that belong to all flat owners. Many people buy a home without checking how parking is assigned, which can lead to unexpected bills at the time of key handover.
Every builder must submit their complete parking plan to the local municipal office and state housing board before booking any flat. The final agreement of sale must clearly state the exact type and spot number of your parking space. After the builder finishes the project and hands over the keys, the Resident Welfare Association (RWA) takes care of the parking areas and collects a small monthly fee to keep the spaces clean, safe, and well-lit.
