The Prestige Place Hyderabad Cost Sheet - Charges

Flat sizes range from about 1,200 sq ft for 2 BHK homes to 3,000 sq ft for 4 BHK homes. The project has a total of 1,050 flats. The base price covers the apartment cost only. Extra charges such as state taxes, registration fees, and advance maintenance deposits are not included.

• 2 BHK Flats (1,200 to 1,450 sq ft): 210 flats with 2 bedrooms and 2 toilets, priced between ₹1.40 Crore and ₹1.65 Crore.
• 3 BHK Flats (1,600 to 2,100 sq ft): 525 flats with 3 bedrooms and 2 or 3 toilets, priced between ₹1.75 Crore and ₹2.75 Crore.
• 4 BHK Flats (2,350 to 3,000 sq ft): 315 flats with 4 bedrooms and 4 toilets, priced between ₹2.85 Crore and ₹3.50 Crore.

The final cost includes government taxes, car parking slots, advance society maintenance, and clubhouse fees on top of the base flat price. Home buyers need to keep these extra costs in mind when planning their home budget.

• GST Tax: A 5% GST tax applies to all under-construction flats.
• Stamp Duty and Registration: Telangana state takes 7.5% for stamp duty and registration fees when you register the final sale deed.
• Monthly Maintenance: Maintenance costs around ₹5 to ₹6 per sq ft each month, and the builder collects a 24-month advance fund before handover.
• Clubhouse and Amenities: A one-time charge gives your family lifetime access to the swimming pool, sports courts, gym, and clubhouse.
• Floor and View Charges: Flats on top floors (above the 15th and 20th floors) or units facing green gardens cost slightly more per sq ft.

The payment plan splits the flat cost into 10 stages, with 10% paid at each stage as construction progresses. The 60-month plan links payments to the progress of work on the site. The project is scheduled for completion by December 31, 2031.
